Airbnb is already a well-known platform for renting houses, rooms.
Nowadays with the accumulation of data they have achieved with the business that their users have managed to develop, they have c build a simulator of potential revenue by territory, region or city.
We see a bit that it gives us for Guatemala.
This is nothing more than a simulator but it gives us a picture of the markets and allows us to detect markets that today could be offering future. It took an occupation of 50% and uses reference that approach the model used in this case a house by two people.
We started with a simulation for Guatemala as a country.
This simulation was obtained from the page of Airbnb.com using the profit simulator for potential rent for a housing unit by two people.
Waht do we see:
The South Coast, because of its proximity Puerto San Jose,
more aggressive marketing for Monterrico,
a trendy effect for the Paredon for example because of the surfing.
Antigua for the large number of expatriates who live there
the fact that there is a lot of offer to rent.
Rio Dulce for the size of the houses that allow better price
Now we see the Capital City and how to compare the most visited areas
The most attractive being Zone 10 because of its centrality and the proximity of commercial areas, hospitals and restaurants. An area where the tourist accustomed to the cities of the North feels walking because many things are easy to reach.
Zone 13 due to the proximity to the airport becomes a good base to wait for a flight or to arrive at night hours.
Zone 14 and Zone 15 have the same potential and finally Zone 1, which is gradually becoming a receptive area for all that the Municipality has done to make it more attractive for visitors, such as the 6th avenue, Old Houses converted into a museum ...
Know let check a tourist destination with several offers, like Lake Atitlan
Again we see the spatial distribution in relation to the potentials that could be obtained using Airbnb to rent a good.
We see that Santa Catarina Palopo gets the highest amount but that the area between San Lucas Toliman and Santiago Atitlan is a destination with the same potential rental levels.
Being a traditional destination for recreational houses of capital, the amounts that are appreciated have to do with the size of the houses that are obtained .. houses that can receive large groups what allows to rent more expensively.
Then we see that Tzununa has the highest level of potential income .. Maybe due to the presence of several yoga centers, Atitlan Organic (the permaculture center) which brings a lot of attendees that needs places to stay.
San Marcos La Laguna being a highly valued destination for Guatemalans and foreigners creates strong pressure on rents.
Jaibalito and Santa Cruz La Laguna also have a strong appeal despite being accessed only by boat.
These photographs are at an instant and are not the reflection that can be achieved since at each moment they change the offer as much as the prices and each property have attractions that make some houses more successful than others.
Both for the access, amenities offered and the ability of the owners to be good communicators who can understand the holiday rental market make the success of a location destination.
Which we can see has strong growth prospects if we compare with more mature market such as Panama where Panama City achieves double Guatemala City and tourist regions up to three times what we get in Guatemala.
With a good tourism policy the potential for increase can only goes up.
